In a chat last week with a very well known character in certain areas of social housing and now in a slightly different area, chat turned to demos. If I had £50 for every time I had sat through a poor demo, or had one described to me, I'd be way richer than I am today. Why do suppliers do this to us? It's a particular problem where existing suppliers demo, why would that be?

Incoming suppliers, no-doubt sensing the chance to grab a new customer, will characteristically be more hungry for new business. Of course they try harder. I used to be involved in tenders and coming from what was of the smaller of the big six suppliers, I understand that whole situation.

One thing in the discussion that came out, was that local thinking was needed in these demonstrations. I remember doing demos in Scotland and Ireland, exchanging images of English sterling notes, with Clydesdale tenners and Bank of Ireland fivers. it just seemed natural to me, the way to get into the heads of your audience.

The biggest trick is actually tailoring around the prospects schemes or projects. I have driven around estates, the evening before a demo to grab a few shots, that my audience might recognise. It's simple connection with your audience.

Why suppliers think mention of English Decent Homes or Welsh standards will hit the spot in Scotland, for example baffles me. a bit like mixing up a P1E and a Prevent1. I am sure you get the picture.

Also, another big bugbear of mine is a demo kit with poor or missing data in it. Blimey, that is the schoolboy error isn't it? Again if I had £50 for everyone who could say they were in a demo and someone said "It would be here, but I have not got anything set up" or similar.  Well as the late, great Victoria Wood might say "Beat me on the bottom with the Woman's weekly- Let's do it, let's do it tonight", these suppliers have got days, months to set this stuff up and do it. Its us poor end users who should have our rolled up mag' prepared, based on home, family and lives of grown-up women, of course (following the VW template).

Maybe sometimes, its lack of knowledge of the demo crew, or maybe lack of where the rich data is to be found in the demo database rig. I can remember still, all my data used to be in Stanley St, and although all my test surnames where based on classic cheeses, it was rich creamy and identifiable.

Selling does take effort and without it, someone else can be picking up the sale. Remember, it does take twenty times the effort to gain an initial customer, than keep them. Don't fall at the simple hurdles, to keeping them and selling more sensible relevant stuff.

So suppliers, don't forget the trick of getting the local boy in the photograph

Like you I was sceptical when BBC's Tomorrows World promised us jet packs back in the 1970's. In December however, we heard about the plans for Amazon to deliver parcels by unmanned drones. Would you believe it,  just this week I saw a Midlands based housing group testing an octocopter, for possible surveillance & surveying around its estates. This one was a four propeller version fitted with HD camera, able to scale a 13 storied tower block and fly for nearly half an hour.  All for just over a £grand plus local permissions to fly.

UAV's (Unmanned Aerial Vehicles), Long seen as the province of the armed forces, in far off lands surgically taking out insurgents or mistakenly the lives of innocents, these are now becoming a tool to be used by UK RSLs. Fitted with an infrared detector, they can locate cannabis farms in the lofts on your estates, track ASB silently or complete an estate fly-about, faster than your neighbourhood officers on foot.

These small vehicles (under 20Kg), can be programmed to GPS coordinates to fly remotely, without direct human control, collecting images or HD video footage. Buildings, power lines and other obstacles can be avoided. Of course, someone will have to box of who would be liable if an accident occurred etc. Before you can fly a UAV in the UK, a Remote Pilot Qualification (RPQ) is required. Once this is achieved, a remote pilot’s application for a “Permissions for Aerial Work” can be pursued. For the former, budget about £1,500 and the latter about £350.

So for around just under £3K you have a robust tool for asset condition survey, estate management that can  improve service and management of your stock. (More details at http://www.resource-uas.co.uk/RPASTraining/Bookingacourse/Pricelist.aspx ).

In the current wave of strange stormy winter weather coming east from the Atlantic, how much easier and cheaper would it be to survey flooded schemes at 30 metres up, to identify residents in danger or in need of assistance? These UAV's perform very well in weather too. Set a course and they have technology to follow it, taking into account gusts and prevailing winds. In many areas where helicopters have been the usual choice, or where helicopters cannot, developments in technology now make Unmanned Air Systems a viable alternative.

I am sure too that the naysayers will instantly poo-poo Drones as being bad for, and will be instantly rejected by tenants. I think not. If it was a choice between having scaffolding erected to inspect something or 40 mins with a surveyor with a drone, I think I know what I would choose.

Tenants will definitely have to be informed & informed in advance, like any other inspection visit. I wager they will be generally interested and will be keen to see what its all about. They obviously need their privacy respected.

This is an expanding area and one I am sure we will see more of in the near future in social housing and within many RSLs and groups. Drones will become a means of doing som ethings quicker and improving the whole customer experience.

I read with interest this week a couple of blogposts about social housing and where it sits within the public conscientiousness: http://jamesatbromford.wordpress.com/2013/02/12/keith-lemon-on-social-housing-whats-the-message/ and http://paulbromford.wordpress.com/2013/02/12/does-social-housing-need-to-find-a-richard-branson/

There are some great points made in both of those and no surprise they both originate from one of the UK’s most progressive landlords. Bromford in the English Midlands try hard to persuade staff to think outside the box to create great housing for their residents and spread the gospel of creating better customer service around the sector at large.

I am a great fan of BHG and have seen how they work first hand. However, they are just one housing group in a sector that does not appear to get its act totally together, in respect of explaining to the wider public ‘What we do” and “What we are for”. Most of the public have not been updated in what’s changed in the sector over the last 15 years.

There is still much ignorance for the wider public in terms of what the difference is between ‘Social Housing’, Private landlords and that old phrase “Council Housing”, which these days is pretty meaningless, as most housing actually left LA control decades ago. Try asking your non-housing mates when you are out socially and the general ignorance is clear. Most would be well into minus figures on Qi wouldn’t they!

In the current climate Jobs, Health and Housing should be the three main themes that affect the general public we see on the news and in general media. In the housing area we hear more of house prices and mortgage availability than the direct issues that affect social housing. That includes the success stories as well as the more obvious challenges like the bedroom tax and Universal Credit changes. Not enough success stories get out there on the mainstream news, Twitter and elsewhere.

The truth is that the responsibility lies with every RSL out there to always be finding opportunities to bang the drum for social housing and particularly where it is joined up with a number of peripheral charities and commercial organisations. Housing needs to be intrinsically plumbed in with health and jobs and the organisations involved with delivering those aims. The CIH should be more prominent in this area, consistently banging the drum even more intently for the sector. I would like to hear Grainia Long on the R4 Today program every single week and her face as familiar as Mark Prisk (who again is not that prominent either).   Grainia would be one of my nominations for our (non-bearded) Richard Branson plus a cabal of other housing heavyweights.

Cuddling up to government is no bad thing if there is the opportunity for policy to be given a reality check before it is released. We need a few more Paul Tennant’s with vision to promote social housing in parliamentary circles and have it considered as part of wider social policies to help job seekers, improve health and our neighbourhoods over all. This job won’t do itself, come on housing brothers and sisters lefts take the message to the people and our leaders, whatever leaning they may be. If we don’t, social housing probably deserves to be regarded as an afterthought.
