“I don’t like Cricket, oh no, I love it”

I felt myself getting quite nostalgic a few days ago, when passing my local village Cricket Club. They were replacing the old mechanical scoreboard, probably originally back from 1881, when the club was formed.

Now I like technological improvements,  but what type of difference will that actually make?

I think in any conditions the old white on black numbers are readable. As a small village, we don’t play 20:20 matches with a coloured ball, under floodlights. In fact besides a poor floodlight in the car park, we are not really of a size to need lights. So I am not convinced customer satisfaction will be impacted here. At several hundred quid a panel, it’s quite an upgrade.

Should we be messing with that English summer experience, of leather on willow, and all that?

Spookily enough, when I took the photo above, I did encounter the old chap who scores in that box and I asked him his opinion.

He said he wouldn’t miss each spring when all the numbers need cleaning, setting up and checking they still work ok. Well at least one bloke is happy with the change.

I would be more seriously kicking off, if the village church from the 1300's, was going to get its clock changed to digital. That would knock me over the edge!

Once we lose our heritage though, it can never easily be recovered. Heritage might be harder work to enjoy, but definitely worth it in my book, in the right situation. Ask anyone who has an old Triumph Stag, if they would prefer something more modern, without a ‘choke’ and two additional gears. I think I know what the answer would mostly be.

It was shocking to hear about the recent Boeing 737 max crashes recently. Even more worrying that it was software possibly to blame.

There’s been a few places I have worked where to be honest, I would be reluctant to fly, if I knew they had provided and tested (hopefully thoroughly), the software within and controlling it.

The anti-stall feature of the Boeing 737 MAX 8, apparently activated before the Ethiopian Airlines flight 302 plane nosedived into the ground.

The same mechanism was suspect in the Lion Air crash in October 2018. Between the two crashes, 346 people died onboard.

The feature, called Maneuvering Characteristics Augmentation System (MCAS), is designed to help prevent a stall if a plane flies at too sharp an upward angle and, as a result, the wings lose their lift. But if activated at the wrong time, like shortly after take off, the system can force the nose down, causing the 737 to suddenly lose altitude.

All Boeing 737 Max 8’s across the world have now been grounded for some weeks.

How such software could get through safety checks from the US and national aeronautical authorities, clearly needs reviewing. More seriously, it’s come out that in both crashes, the two planes were similar in that they lacked two key safety features, that possibly could have prevented both accidents. Essential sensors were being sold as ‘optional extras’, at extra cost.

Those two safety features in question were an “angle of attack indicator” and an “angle of attack disagree light”, both of which were not included in the aircraft by Boeing as standard safety features, according to a report in the New York Times. If features or services are essential to a product or project, should they not be priced in from the start and delivered, to preserve the integrity of the whole project?

What has this got to do with social housing system project delivery?

You might well ask.

I am seeing in more and more projects, essentials initially priced in and sold, such as hand-holding support on go-live, over weekend cutovers, that come back twelve or eighteen months later as ‘Change Control’. In any procurement, cost will make up a significant part of scoring criteria. Lower cost tender bids are clearly more favourable. However in the process of agreeing a solid project plan, finalising a PID (Project Initiation Document) and subsequent reiterations of the project plan, much can change.

Be careful that in your projects, some of your ‘safety features’ are being quietly dropped and re-added later as ‘extras’. Limiting the number of included data conversions, is a common slight of hand. I have often asked at the initial sale, “So you are saying that just two data conversions and  ago-live one for a £2m systems project is sufficient, in your professional opinion”?. “Have you examples recently where that has been the case”?

In my mind at that point I am probably aware of at least two projects where that supplier has been involved, where they are on their 4th or 5th (and often maybe more!). I have still to have been given a valid site to contact, from any of these suppliers, where they managed what’s been suggested.

So, in your projects be aware of the safety features you need, have them priced in and don’t lose them in the duration of your 12-20 month project. Otherwise, just like those unfortunates in the Boeing 737 max 8 disasters, your budget and perhaps your project may tend towards crashing and burning.

Clearly too, when Boeing do crack that software clitch. IMHO, they should send all their directors, CEO & managers on the maiden flight!

On Twitter, anyone who follows me, will know that I am always very interested in resident woes. I always want to know more, as it shines a light in many cases on ignorance, poor communication, governance/control of contractors, or in some cases residents who in whatever situation, are hard to please.

I must say (as I know quite a few tenants who read this blog), overwhelmingly, it’s the former, not the latter.

On a few occasions, I have read tweets & threads about residents, particularly in blocks and towers, not being allowed doormats and now video doorbells, the like of Hive & Nest supply.

Doormats when identified as fire risks, seem to make informed residents smirk and often kick-off, as their blocks are often less than what can be described, as ‘Fire Safe’. I have chatted a number of times with lots of contacts, such as Phil Murphy (@MancCommunities) on this one. It’s hard to see if this one is about a fundamental misunderstanding of general fire safety in residential blocks or overzealous paternal instincts. As Grenfell showed us, coconut matting doormats are the least of our worries.

So what of video doorbells? How could they be a danger?

Well it seems from some threads I have followed, they are a danger to contractor and servicing transparency. Some facts could be revealed that servicing contractors might preferred to be buried.

Servicing is statutory and should be undertaken with residents taken into account. Adequate communication, attempts to provide sensible appointments, gain access swiftly and efficiently. Solutions I often work with, are designed to make this all as painless as possible, enabling a high degree of “Getting it right 1st time”. It’s a no-brainier to work like this, as its actually the cheapest way to deliver a high quality service.

From anecdotal stories, this is not the experience of quite a few residents. Central London seems to be a particular problem, but I have read and heard stories from all around the UK. From where I am looking, transparency seems to be an issue, often between Landlord and (serving/repair) Contractor. The former should at all times be using systems to monitor the latter. Landlord should follow up with satisfaction surveys for residents to monitor. After collating that information, it should be used to better manage contractors.

Landlords are citing video doorbells as a data protection issue, as they might confirm presence of a Gas Engineer, making reasonable attempts or not to gain entry, before they card and record a no-access. I am not sure that argument can stack up. Removing the means of residents to monitor, does not solve probably a very real contractor management issue.

Too much of the ‘rapid carding’ by slapdash or on low profit margin contractors, can be detrimental to the landlords resident perception. This can cause issues with future repairs or potential added warning flags on rent accounts.     Systems software will allow this, although that is not generally their original design intention. If a resident suspects this may be the case, they can make a FOI (Freedom Of Information) request. This will reveal documented opinions, as well as general expected data.

I have experienced contractors who were allowed to ‘mark their own homework’, to a pretty extreme degree. Almost drawing the graph and plotting the data which netted them the bonus agreed in the five year contract every quarter.

Often returns from satisfaction surveys, vastly differed from what contractor stats were being presented. Ramping up satisfaction surveys, using automated systems, has in some cases confirmed issues like that and enabled landlords to attempt to manage out that kind of disorderly behaviour.

Residents should not be automatically put in the doghouse in my view. Their feedback (and video evidence if needed), should not be ridiculed and ignored, but taken more seriously.

Anyone who has owned a car over the years, especially older or classic ones, will know the benefits of regular care and maintenance. Spending a few hundred pounds across the year, can prevent some of the bigger bills which can arise when small issues become much larger jobs.

It has always surprised me that so few take that approach with ICT systems, infrastructure and also applications.  It’s no bad thing for a supplier to offer a regular monthly day or two, to address any issues arising. In fact, based on a lot of the more random conversation snippets I come across, so many people could benefit from a visit from an imaginative, well informed implementer type, on a regular basis. When I say implementer, I mean one of those more in demand ones, if you know what I mean.

Here’s some of the type of things I hear in passing:
“This is really slow”
“How can I add a few extra columns on this report”?
“Why do I always struggle for 4 days each month, manipulating this in Excel”?
“How can I build a new mailmerge, from [that] application data?
“P2P never recognises [this suppliers] invoices and we see 45 a week from them”
“Why can I only sometimes reach [that server] on the network”?

All of the above are not good crazily difficult to diagnose and probably help with on the spot adding value. Leave some or all of those to fester and bigger problems may arise or a systemic dissatisfaction with any or part of the solution.

While out with a friend recently, who does consultancy around mainly infrastructure, he had recently completed 12 days of expensive on-site consultancy, which could have been mitigated by some regular visits. The core problem was a recently tombstones server and a couple of network cables.

It just shows how just a bit of preventive maintenance might have saved that organisation, such a lot of hassle, while they got a lot of other things addressed too, across the year.

Has anyone reading this been to the ‘English Deer Park’?

Music fans of ‘The Fall’ and ‘Mark E Smith’ (RIP), will probably have some lyrics spinning around their heads already hopefully, having read that line!

A suitable description for a session I will be doing at the first afternoon of the ‘Housing Technology 2019 Conference & Executive Forum’.

Close to where I live, there’s a couple of large ones run or under ownership by the National Trust. They do a pretty good job and they are two big patches of wooded spaces, relaxing to walk in or take the little ones out to. Well worth the four quid to park and the £4.50 for a clotted cream & jam scone, once you have exited by the gift-shoppe and slid into the café.

Now, I am not planning to running to use bribes of scones and clotted cream to entice attendees to my session, or indeed do it all in rhyme. The latter was done extremely well last year and pretty much can’t be topped IMHO.

My deer park thoughts take me to the autumn. A season, generally October time, when the deer generally rut. What could be better than watching some of our largest mammals as the stags lock antlers in a head-to-head battle?

What about maybe watching one or more of our big beast solution suppliers, grapple with integration, like rutting stags, on different projects, at various times, right around the year? It can be done, and I don’t generally need my Zeiss Victory RF binoculars, to witness it up close. 

Who would think that in 2019, decent integration would pose anything other than a slight configuration issue. In fairness, I see a lot of solutions that were never sufficiently integrated, many with no evidence prior that those combinations of applications, ever would. Poor integration leads to manual workarounds, that often become the established process.

Hardly anywhere worse than this to be an issue, is self-service. Which lets be clear, is something just about everyone is rushing to try to do well these days. Integration problems need to be cracked and often failure to do so efficiently, will seriously affect the quality of that.

My Housing Technology session aims to cover this issue and try to provide a number of useful takeaways, to help manage those ‘rutting’ suppliers, particularly when looking to crack self-service.

We are getting on for a year on from the new GDPR regulations that have rightly focused every organisations’ thinking on keeping all data safe. Its hard even with security permissions locking users down like a straitjacket and constant training to keep users focus on this.

Often one of the most common ‘gotchas’ is users leaving their desks to visit the ‘facilities’ for a short bio-break (or a crafty smoke) and leaving their screens unlocked and visible to all. In the variety of places I work, usually the back of a bog door, is by far the easiest way to reach hearts & minds. It’s a better way to connect and engage than most sites intranet, that’s for sure!

In fairness, in my community library, I am always stressing the importance of our disabled friendly WC door, as the go-to place to engage with our borrowers and supporters.

This is one brilliant example of a witty reminder, seen a few months ago at a site where I have worked:

Great stuff, I am sure you will agree!

This week at a client I was working with, a techie director shared a story, which we guessed its source from, but not reliably enough to share here.

A staff member who was always leaving their desk without locking screens, had a bit of a come-uppance, when his manager went on his Outlook and penned a resignation email. On their return the manager called them in and told them that “the resignation had been accepted and they were sad to see them go”.

The staff member was confused and said they “knew mothing of it and hadn’t resigned”. Directed to the email just penned by the manager and sent, it all became clear. The manager explained they had sent to email while away from the workstation and that this time it would be fine, they could relax.

They were assured however, if it happens again, “next time it will be for real!”.

A sobering thought.

This week I picked up a share alert covering “Acquisition of Complementary Communications Software”, from AIM (formerly the Alternative Investment Market, a sub-market of the London Stock Exchange), short code “CTP”.

I am glad I did get one in advance, as its usual that their shareholders and no-doubt speculators, call me on my mobile, to ask my opinion. Good to be pre-warned!

This was Castleton PLC acquiring primarily a software provider of SMS text, Housing social media channels and other solutions in the Social Housing space, ‘Deeplake’. It’s likely that you the reader have heard of them, or are in fact using one of their solutions. They mention that they work with 130 social landlords, local authorities and charities on their website. So this will clearly net Castleton some more new customers, who are not already using any of their in-house technology stack.

Is there much left to acquire to add to that product stack?

It will be interesting to see how existing Deeplake customers fair, under their new owners. Also, how quickly Deeplake products can be seamlessly integrated into the Castleton product stack and existing Kypera Housing, Documotive, Impact or other solution users.

Deeplake was very timely in its appearance in the sector and filled a niche quite well around SMS messaging provision. Now, a decade on from 2008, there are of course a variety of SMS providers, TextLocal, Esendex and others. The Deeplake offering going forward, will need to keep being competitive.
