Going Places

As anyone who reads this blog occasionally, will know, I do a lot of work right across the social housing sector, in locations right across the UK, improving systems and how I can help clients extract the absolute max from them.

Key to this in my opinion for going places, is keeping up with technological solutions and with what others are doing successfully with those. Cracking both of these is actually not as easy as it may seem. For example, I bring a cornucopia of product experience, to the work I do, which I work hard to keep up to date. My ear is always to the ground about new emerging tech, suppliers doing a great job with landlords, and ones somewhat less good.

Conferences and exhibitions are great sources of information, exposure to the most up to date products and some of the most innovative current suppliers. While its useful to meet suppliers at exhibitions (and you should!), one of the most useful feature is to hear how organisations have used those solutions and the journey they have experienced. Some of these sessions can be gold dust to organisations looking to get the most from those solutions and verify what progress has been made and time taken. Two of the key elements to every project.

Going back a decade or more, there was a wide range of conferences and exhibitions, covering systems and associated ICT solutions for SocialHousing. Being honest, many of those seemed to be structured more around suppliers. Conference spots were more about suppliers talking themselves up and actually attendees often learned nothing. I had sat in sessions where I would have learned more Googling it or chatting to users over a beer. Its not surprising that many of those events have hit the buffers and are no more.

These days there is a single ‘go-to’ conference event, early March each year, which in my opinion, has always set out to put the client experience first, which is way better for suppliers and guests. I think that is what explains the success of Housing Technology’s Annual Conference and Exhibition, now 12 years on and due for March 4th & 5th 2020.


I will be there (natch) and as I usually do, will be urging all the clients I work with to attend too. Many are looking to supplement or change solutions, but all are looking to learn from others. The Housing Technology Conference is the perfect opportunity to chat to others, often in the bar or an informal setting. I have often learnt more over a Dead Pony IPA or a pot of Camomile tea at the HT conference, than sitting through two days of demos. No kidding!

These days I know its harder than ever to get a few days out of the office. Its not a free buffet lunch, it’s a working day and will take you forward with better systems and experiences.

March 2020 provides an interesting line-up of exhibitors, reflecting the current fashion of hybrid solutions, integrating or attempting to replace traditional housing packages. I surely need to make that a subject of a future blog. Key takeaways from presentation sessions, obviously will gravitate around better using tech for cost reductions, business change and innovation.


There will clearly something for everyone, if you manage 200 or over 20,000 homes. The current trend towards innovative SaaS delivery, should mean that any size of organisation, should be able to take advantage of many of the modern cloud and browser solutions out there. Hopefully, suppliers and providers exhibiting at HT2020 will be able to show off what’s possible and provide an indication if it might fit your budget.

Personal Feeling

I bet like me, you are a frequent user of Amazon and perhaps eBay too.

On these platforms we pretty much know the commodity or product we are after.

It’s specification can be pretty well checked, known or investigated in advance.

Therefore it’s natural to feel you can trust to buy from just looking at a few photos or camera angles, to confirm we are buying the right thing.

What about software applications?

Would you be happy spending £60k upwards on a solution, just from a PDF or a remote Webex?

I and I am sure you have coming confirmed requirements or investigated product via webinars. It does make perfect sense in the modern world and can cut down on the miles travelled and the size of the carbon footprint. Essential these days if we are even going to make a start on saving the planet.

Indeed, I have experienced a few demos, where a number of ‘suited & booted’ chaps (all men, natch), have rucked up, with one guy flying in especially from Dublin. The latter, who was 30 mins late, said maybe 3 sentences, including his title, which had ‘business development’ in amongst many other fine nouns describing his rank and status. When they left, my client asked, ‘WTAF was all that about’? My only suggestion was that they thought that would help the prospect feel good.

That was going too far I thought.

A few weeks ago, I had a strange experience, from the other end of the demo spectrum.

In a process where a demo was always outlined as needed and slots defined well in advance, at a named location, one good sounding prospect called me up. They said they were selling a SAAS (Software as a service) offering, so had stopped doing face to face demos and just do it all by webinar. This was a solution that came with a couple of dozen implementation days and might have been a 5 year deal, with a potentially expanding organisation.

I let them know that all other bidders were coming to see us and reminded them that they were only about 60 miles away. Worth the trip I thought for a £60k+ gig. Even my Mancunian powers of persuasion were insufficient to tempt them out of their cosy office. I was as disappointed as my client too.

Their attitude was that the implementation, SAAS or not, was expected to be a journey and meeting the supplier face to face was very important. Indeed, we would be meeting sales people, who are generally the most optimistic and flexible folk. Implementers are often more downbeat, particularly when they ponder, ‘I am not sure you bought that’ etc. A member of the evaluation panel reflected my exact thoughts. If the salesman was not interested in us at this early stage, how interested might the implementers be later ,if we choose this solution?

Needless to say, they didn’t demo and unfortunately had to be dropped from the opportunity.

People still do at the end of the day, buy from people. A demo and how the supplier & it’s sale is communicated, can make an enormous difference. I have heard of many unfortunate stories & witnessed a few myself where a misogynistic comment or an insult to tenants/residents, while s board member was on the evaluation panel, has resulted in low demo scored & one supplier (who was leading until then), being ejected from the process.

I fully believe that prospects buy solutions from people better in a face to face scenario and that tells you much about how the future scenario of the relationship might pan out. Do seek help to incorporate good testing of functionality in your evaluation, as without that, all the supplier warm words in the world, will not make your project fly.

I don’t think you can sell solutions via automated emails & cold calls either. That does not seem to satisfy many people at all.

Black Out

On the recommendation of a clever German friend, I recently read Marc Elsberg’s Black Out.

It’s a bestseller about the effects an outage of power has on a swath of European countries and the US. Without giving away the plot, it was a coordinated attack which could have been by industry insiders, terrorists, or a rogue state.

It’s a gripping storyline, so I will let you find out by yourself!

With the current suspicion of external actors such as North Korea, China, Russia and others closer to home, it puts an interesting spin on how without secure and constant electrical supply, our interconnected and largely segmented & privatised society, could literally grind to a halt in days or a few short weeks.

Increasingly, we rely on embedded software code to enable access to homes and buildings, regulate our environments and supply our amenities. Stuxnet showed us how vulnerable our software is, when in 2010, over 200,000 machines were affected. It had been five years in development, longer than the planning that goes on behind some revolutions!
You might remember the London & South East electricity outage in Aug 2019, crippled 300,000 customers and brought some rail services to a standstill. That showed how fragile our systems can be.

With the rise of IOT (Internet of things), which overall is a positive thing I believe, how can security be guaranteed? Programmers love black doors and Easter Eggs. While perhaps a bit of (harmless) fun, these all add vulnerabilities, often at firmware level. Apart from the ‘published methods & functions’ in our devices, how many lay dormant, waiting to be activated by activists, terrorists, a foreign power, or even our own governments? In the recent turn that Brexit has taken in the UK, some info has been leaked about the powers, being prepared, just in case of civil unrest.

Any programmer knows that one persons bug, can be another’s ‘feature’. I am sure some readers of this will have experienced this phenomenon in the past where an upgrade removed an old bug, that was being used productively. Its certainly happened to me.

How good will QC (Quality Control) be, as IOT makes even greater use of AI? Potentially daily, Gigabytes or more of data is going to be being processed from each of our homes. How will that be protected, whether running through home assistants/Smart Speakers etc, or protected in the very core of the new (Huawei or not) 5G networks?

The point is that we layer software on software to run our world and increasing farm it out to the cheapest bidder. Good QC is expensive, often 2-3 times more that writing the original code if done seriously well. You only have to see some of the bugs that I encounter, from a variety of #SocialHousing systems each month, to see that cutting corners on quality testing costs everyone more in the long run. That includes keeping those software suppliers help desks staffed up with (in some cases) hundreds of calls to chew through daily.

It might be the right time now to think hard and deep about our software vulnerabilities. Do read the book, Black Out by Marc Elsberg. If you work in or rely on embedded software, it might just be your wake up call 🤔

Rise Up

Any watcher of the current social housing landscape of integrated solutions will have noted the growth and almost fetish (maybe we should all get out more?), around solutions delivered via browser, which has emerged of late. One particular supplier has driven the growth of this way of thinking, but overall in the last four years,

I have felt a mood shift in the sector, which has been long coming.

I have recently been working with a particular Social Housing client who has stipulated it’s ‘cloud or nothing’. I totally get it, I really do. A supplier that can reliably deliver cloud in a browser, quickly and to timescales, would be a novelty these days for integrated housing solutions, for sure. Harsh maybe, but that’s where we are at.

One sector supplier who has often been wrongly associated with big councils and (quite candidly for me to say), felt to have left their eye off the UK ball in previous years, has seriously surprised me of late. Some serious praise is deserved I think.

Key in transformation of Northgate Public Services (NPS) has been in the injection of £3.2m+ of capital and over 36,500 days of development already,  plus an extra £3.3m approved to come from its acquisition by NEC of Japan , much offshore (not that that is a bad thing, as it has visibly resulted in quality releases), and has visibly ‘got stuff done’. Who else is investing that many days into making its housing solutions better?

Few suppliers in the medium to large social housing supplier zone have over £6m to spend on improving product and I know from experience, that bringing a product with modern ‘work anywhere’ technology to market, is a massive challenge, most often under-estimated by a factor of three or more. NPS’ browser approach frees up teams to support their communities, where interactions originate, escaping from the shackles of their desk. Some suppliers currently anchored in old tech or databases, are possibly fooling themselves, and reasonably never going to invest to reinvigorate legacy products.

Embracing economic cloud delivery is something that NPS has realised as being a key driver going forward. Large clients such as Wolverhampton Homes are seeing this currently as a reliable, low risk, way forward. A quarter of the customer base has already embraced the new solutions.

The tech underneath the bonnet, ticks all my boxes, restful API’s delivered in an open manner. A lot of suppliers still levy too high a charge for integration kits, NPS has really sensibly taken an approach that clients taking a hybrid strategy is cool, if they choose not to use all their offering and its complete capabilities including CRM. Why should it not be? Using perhaps MS Dynamics 365 or an alternative ERP, linked underneath to NPS housing, is possibly the best of both worlds. In many situations, it’s a most sensible way to go.

Many of those new development days have gone towards a new asset management solution.with integral Component Accounting coming soon . This is the way the sector seems to be coalescing. Better Integration trumps specialisms that only benefit your asset team’s two persons and a dog. Apologies if that sounds brutal, but I think it’s true.

Another area in NPS Housing of note is its attitude to document management. This to me is the missing link to so many systems and solutions, particularly with regard to GDPR. Clearly NPS provide their industry strength Information@work solution, providing superior links with document consumption and generation. Security and performance is no after thought, it’s clearly built in from inception, and so great to see.

Exposing those documents within staff mobile solutions is a big driver for efficiency.  The NPS Housing mobile solution for assets launches in September 2019, the start of new options for users.

I chatted to contacts on the busy NPS stand at CIH in Manchester, back in June and could see that beyond all of the above, IOT and predictive analytics, was being incorporated into the latest solutions. Users were clearly at the centre of these developments, which I find really positive. In the realm of other HMS offerings, I see little that approaches the predictive analytics capabilities of the well known leader for arrears. NPS have the advantage that the Oracle tech stack already comes with advanced data/analytics capability. This is starting to fundamentally alter how housing providers operate in a leaner fashion, targeting resource where necessary, predicting where it’s needed, in a more data-led fashion.

Based on the current take up of Internet Of Things, I think NPS look to have one of the best chances of pushing this forward, for the sector.

Keep an eye on NPS. They look to me as perhaps the next surprise in UK Social Housing. Get them in your procurement, see if you are surprised too! It really is “住宅の明るい思考” or as you or I might say, “Brighter Thinking For Housing”.

Catch A £95 Train

Regular readers here will have seen me moan about the quality of training, on blogposts here. I also will moan in real life, to anyone else who will listen. In addition, the price of training, conferences and exhibitions, can be pretty eye-watering. So expensive that current trimmed budgets would never allow more than a handful of courses to be attended annually, if that.

Why are courses so expensive, when often the trainers themselves are paid often a fraction of what a single delegate may be charged? Well venues are often high ticket. Typical conference style hotels, often not so close to public transport, push up prices. A buffet lunch with the customary prawn sandwiches, much maligned by (often resident/tenant) observers, can add £80 to a training course place.

Big hotels are not always ideal. Indeed some of my best training experiences, both sides of the room, often have been in small groups, of under twenty attendees. My local community library, totally funded by volunteer donations, often is used for small courses.

Rather than the stock conference hotel buffet, my favourite eating experience at a training session was at a little community café, adjacent to the training area, where for about a fiver, I got a brilliant tasty baguette sandwich, homemade flapjack and a large real coffee. Those experiences are few and far between however and not currently the norm.

I got into a conversation earlier this year with all round good egg and social housing collaborator Barry Marlow, about the above. We both agreed that it could be a lot better, there must be a different way to offer training, while keeping price for the day low and as a spin off, benefit regional community groups and organisations.

Nearly six months later, Barry has put a new training offer together, which tries to hit the spot on all the points I have outlined above. Firstly its key to offer diverse training courses to tackle new subjects, that existing ones do not, keeping costs down to £95 per day, per delegate.

Course numbers are designed to be small, under twenty and provided in a range of community venues, across the UK. This enables us to give back and organically support these community groups, who form the fabric of our neighbourhoods and communities. All have a café or place for delegates to grab lunch nearby. This enables us to give back to the area where the training occurs. Key of all, these places are easy to get to and in most cases, less than a 15 minute walk from stations or transport hubs, with lots of free parking if you travel by car. Venues are designed to be near you, so travel and your carbon footprint reduced.



Look out as I will be doing some training sessions in the coming months. Eleven trainers are already collaborating, including Phil Murphy (Better fire safety for residents and landlords), John Popham (Digital tools, getting the most from social media) and Anna O’Halloran (Social Housing behavioural insights).

Nothing Lasts Forever In The Same Old Scene

What does last forever? Not relationships, cars or software it seems. Of the latter, there is a lot of old solutions about, particularly within the Social Housing sector. It always brightens up my day when someone tells me they still have some solution based around Lotus Notes, PICK, character based screens or applications written by long gone local software houses.

On a serious (Lotus) note however, we have a few housing systems in the sector and used by local councils still managing housing, currently with an end of life deadline or heading to be legacy. Capita Academy, Civica Saffron and a mix of other, being some that I have advised on recently and have pressing deadlines. The unfortunate customers still on these, all need to organise themselves and plan a reliable way forward.

Chances are and in my experience, organisations with these applications are also likely to have legacy software in other housing teams too. Examples I have seen are very old DLO/Contractor solutions, Homelessness & signposting and case management. Often these were all purchased because these areas were beyond the scope of the original solutions. A common attribute of these peripheral items is that they rarely integrate, if at all.

Having a solution or piece of software for 15-20+ years can be costly. A quite fag packet check often reveals that each solution may cost £60-80k annually in support, as all those years of RPI or CPI have taken their toll. The user is a victim of compound interest %increases.

If you read this and consider panicking to rush out to fast track jumping into bed with any particular system, I would suggest taking a more measured approach. It will help you be better informed, ensure you are getting value for money, transformation you most likely desire and a modern platform for the future.

I have worked recently with several clients, where within a few weeks, we had surveyed the lay of the land, considered options up close and seen solutions first hand, having opportunity to question them in detail too. There is no ‘default’ pathway or ideal way forward, don't let anyone assure you of that.

For one particular legacy HMS, in Somerset, the best outcome was to upgrade with the existing key supplier. At a council in Scotland, with the same legacy solution, the option was to go to market and in that situation, an alternative option was successfully procured.

A number of current offerings also can provide credible, tried, tested and well integrated solutions, that were historically peripheral. So DLO Contractor, Asset Management, Homelessness, Case Management etc, can all come out of the box, on day 1 going live. Consideration of any possible future mergers, cloud strategy (as the world does seem to be going browser based and off-premise), are also crucial considerations.

My involvement rarely stops at helping to enable a procurement too. In most of my projects, my Critical Friend role enables me to see the strengths and weaknesses of various solutions, which can be examined and mitigated for future clients, during pre-market engagements or procurements. My historic experience uniquely of implementing full HMS solutions, unparalleled data migration knowledge and managing a team of implementers, does also come in the mix and makes me somewhat unique among consultants suitable for this kind of task, in the UK and Ireland.

Often within just a few weeks, it’s possible to plot a way forward and make it happen, bringing reliability and surety to dealing with end of life social housing solutions.

Low Five

Recently, 5G has been in the news, possibly all for the wrong reasons. That is the involvement of Chinese telecoms equipment maker & tech firm Huawei and national security risks.

Regardless of who builds 5G, its coming and pretty soon. More and more people are asking me about how I think it might revolutionise staff mobile and IOT. 5G certainly offers a lot of new opportunities. Key is the speed being up to 10 times that of 4g and providing better use of bandwidth.

Latency is much reduced, which will make IOT a more practical reality, particularly for self-driving vehicles and the like.

For the staff mobile worker, in rural areas, I think the problem is likely still to be Not-Spots, and I would fully expect, as usual, 4G (urban/city) coverage areas, will be the first to see upgrades. I would prefer to see rural and Not-Spot areas prioritised for 5G in the UK, particularly where 'fibre to the cab' is uneconomic. This might truly free up office based staff from their desks, to selectively work from home, particularly in rural areas, where current connection speeds can be as low as 0.05mbs. Personally I have experienced speeds worse than this, just 4 miles outside of a good-sized town.

I certainly think we will be waiting 2-3 years until 5g really has the bulk of existing 4g coverage licked. They should be thought of as complementary though, in the way 3g still is currently.

Better coverage/speeds should mean that mobile workers in rural areas, will not need to have a whole days jobs upfront, from an underused intelligent dynamic scheduling tool.

Benefiting from just in time/job at a time, saving fuel, time and reducing carbon footprint. That's after Contractors have refreshed hardware to the latest, shiny devices of course, trades can show off in the pub to their mate, at the weekend!

5G? Yep, bring it on!
