Sell Out

I got down to ‘The Smoke’, this last Monday to present at the DIN (Disruptive Innovators Network), invited by Ian Wright. I recall him some years ago lamenting the lack of any significant new Housing System Platforms, being created since way back in the 2010’s.

It was a very interesting day with input from Glen Robinson, National Technology Officer, Microsoft UK, Paul Hackett CBE, CEO, Southern Housing, Christine Paxton / Steve Key of SHINE (Social Housing Innovators North East) & John Vary, former Head of Innovation, John Lewis.

He had a point as any charity, HA, RSL or council in the UK & British Isles of any real size, has a pretty shrunken choice of solution(s) that offer modern ‘Responsive Browser’ presentation, SAAS and full Cloud. Most COTS (Commercial Off The Shelf Solutions) come from barely a handful of reliable suppliers, since the buy-out consolidations of the last decade.

I thought very carefully how to encapsulate the archaeological dig needed to explain how exactly we got here, of course being gentle to our hosts at Two Kingdom Street, Paddington (Natch). The latter of course has resellers with various degrees of productised config and ability to sell you some bespoke-ing if required, in order to ensure you need plenty of staff to manage that uniqueness way into the future. Other CRM/ERM platforms are available and it would be amiss for me to not name Salesforce too, as the extra economical option with very reasonable licensing for SocialHousing, that those 1980s DJ jocks ‘Smashy & Nicey’, could only describe as ‘C-H-A-R-I-T-Y---M-A-T-E’.

At the end of the presentation, I talked about ‘The Young Pretenders’.

Yes, guess what? There are two new solutions out there, created within the last 5 & 3 years, that meet those basic modern standards, also combining housing/finance.
 


The first was Homemaster from Designer Software, the ex-Kypera Castleton PLC lads. One solution that has been particularly successful in Scotland, converting ex-Kypera, Aareon, SDM and other supplier legacy solution sites. It’s a good COTS solution designed for the under 6k home providers, with self-service portal provided by acquired just last year, ‘Housing Online’. A quick solution to implement, just carefully check your contract conditions.

Secondly, maybe something for the bigger provider, we have Rubixx, maybe the dinosaur supplier slayer solution, attracting larger and larger customers month on month. True multi-tenant Cloud solution that utilises all those technologies that your geekiest developers, would love to be developing in. Modern free open API’s and out of the box integrations with modern Cloud partners, such as MoreIQ, Propeller, HousingInsight, CxFeedback etc. Finance is claimed to exceed the functionality of OpenAccounts, so maybe an alternative consideration to OneAdvanced Cloud Financials.

Rubixx have already converted legacy Capita, Kypera, Aareon, MIS-AMS and MRI sites over to the modern world, at a fixed price per rentable property.

I have worked with clients who have chosen these new solutions and appeared to have had some good experiences.

Well, they do say ‘A week is a long time in politics’, well a week in Social Housing IT seems to be even longer. Its barely Thursday and a big sell out has already occurred. After failing over 4 years to write a new Cloud solution, one of the Jurastic Park big beasts have splashed out on Homemaster. How they beat Plentific to that, I don’t know. That’s who I had on my Bingo-Masters Break-Out card.

No doubt a plan is already in the works to show the new prize to existing QLX & QLF customers later this year, and promise a more elaborately engineered version, on the roadmap, capable of handling bigger stock portfolios. Maybe let someone else be the first bigger pioneers on that one. It would be interesting to see what’s produced, in a 4 way penalty shootout with the bigger modern beasts out there. Hopefully this will not go off-radar like Yuneo, the "QL NG". Its worth rebranding as 'Homeo' I think (Aareon are welcome to that advice for free!).

Having taken quite a few QLX sites over the last five years, I am unsure if those Homemaster customers will be over the moon returning to Aareon’s sales ledger. Also, inevitably a merged helpdesk is sure to result, as all mergers tend to do. How will that continue existing strong relationships and stem ‘brain drain’ of experienced staff? Looking on the brightside, Aareon can at least celebrate their first win of the year at Waverley Housing, once that one is quietly waved through.

I am sure many organisations (and suppliers of course) will mull this over, across the weekend and let it all sink in. Are the dinosaurs waking up to the asteroid, or just hunkering down with new primates, carnivores, herbivores and vegetarians, then hoping for the best?

The New Normal

I have found being locked down has been very busy and productive, with a growing feeling that social housing is at last waking up, to how they need to nurture a team structure in a different way, than we did in the traditional office environment. 

Following up on something I touched on in an earlier blogpost, it's good to contrast my experience with a local solution provider I often work with.

I was chatting with contacts at Hallnet, who produce the Active Housing brand range of housing web portals and self-service software , sharing a few insights into their experiences earlier this week.

Amazingly, Hallnet have onboarded five new staff during the breakout of Covid19 due to expansion, including really effective remote training. They have introduced a number of virtual team building strands, to maintain productivity and introduce an element of missing interaction whilst working from home. These are easy elements for any socialhousing organisation to introduce over Google hangouts, Zoom etc. Lunchtime active workouts, drop-in learning sessions, Film Club provide a varied mix with regular team meetings over Google and a daily stand-up from each team member.

Hallnet in common with other organisations I work with, have found that including social strands, like virtual pub quizzes, staff drinks and even poker tournaments, have really built bridges between staff. In the old normal getting social was an employees business. In the new normal, getting to know work colleagues better goes somewhere to replacing the intimacy of all the activities we couldn’t do or now have to do in a more restricted manner.

From what I have been seeing during the lockdown period, Hallnet have backed the right horse to prepare for a rush for landlords to make better self-service a reality, to better serve customers remotely. I have seen a few rollout plans turned on their heads, so I was interested in the type of things they have delivered in the first part of 2020.

For socialhousing, building on work with all the key HMS suppliers, Hallnet have now released ‘Active Portal’ self service tenant portal with advanced content management and ‘Active Community’, a new way to connect RSL residents with local activities, events and services, in a free online directory.

Over a socially distanced IPA refresher 🍻, Simon Wilkes filled me in on some of their recent implementations. Of the successes at Gravesham , Grand Union Housing and Stonewater, I found their work at Radian most interesting. It’s rare to see a self-service project to be taken live within just 67 working days and attracting 5,000+ registered users and 40,000 logins in just over a month. I am often asked how you can achieve that type of footfall and I personally favour carrots, not sticks.

A rich and easy to use environment always has a definite ‘pull’ factor for natural self servers, who want the easiest options to participate, particularly zero-touch. Pretty much my favourites are all included, in the work Hallnet have delivered for the Radian Active Portal. GDPR is covered by privacy opt-ins, dashboard providing access to account info, statements and easy means of making payment. Repairs are self-appointing with ability to track and amend upcoming repairs. Alerts and notifications ensure the tenant is fully aware of their current account information and upcoming appointments.

So, a raft of great resident tools in the brand-new self-service Radian toolbelt and its smartphone-centric, device responsive design proven correct, by stats showing 71% of sessions from mobile devices. Here I think Hallnet have a proven, well thought through productised solution, that would slot into many RSLs, RPs and councils with retained housing stock.

 

It’s unfortunate that so many socialhousing providers, still think that to be able to provide real world self-service, we need budgets like the big banks to spend, to achieve it. Adopt OR Adapt

A common discussion that has cropped up in my recent projects has been that old chestnut, ‘should organisations look to adopt COTS (Commercial Off The Shelf) solutions or look to adapt them to existing processes’ ?

Its certainly an interesting question to ask.

Some things to consider include working out ‘how unique are we around here’ and how close a COTS solution may even fit our situation. In my experience for core socialhousing solutions, uniqueness is relatively rare, with probably 85-90% of what we all do being pretty similar, not withstanding devolved country differences. The special-ness might be the types of residents we have, build types or geography (IE Radon emitting rocks, floodplains or lots of listed buildings in our stock to manage).

Also, confirm if the selected COTS solution is mature and capable of being adopted. If its still being written, not many current customers can be seen as already having successfully implemented it, then maybe its not suitable to adopt. That’s where many organisations have failed. Ask the right questions and assess the risks sufficiently. Maybe find the right COTS solution, or engage help from someone who can assist you there.

Recognise that a packaged solution is generally that, with its own APIs, import routines, UI IP that contractually you will be expected to use and will be supported by your supplier. While different suppliers may have user groups and forums for submitting suggestions and future functionality, unless this benefits multiple users of the product, its unlikely that they will be added. While this might sound somewhat punitive, it’s for everyone’s good. I have more than a handful of experiences where suppliers have allowed customisation, which before long results in an un-upgradeable product. So, don’t complain, it’s saving you from your self chum.

Of course, cases can be made for more homegrown and DIY solutions. Reasons for this can be many fold. Maybe organisations have deep pockets, have had bad experiences already with suppliers and pledge to never do COTS ever again (step forward L&Q), or have a large spare ICT resource. In the case of the latter, some organisations can get mixed up if they are a social housing provider, or a software house themselves. If you have this phenomena in your organisation, I suggest you look into this, also its governance. I have helped quite a number of organisations with some of these challenges recently. Often an external Critical Friend is a solid way to understand options forward.

Choosing to adopt with the right product, means less of reinventing the wheel every time.IE security, GDPR, integrations, a single source of the truth generally comes as standard. While we might have 1,000+ detail requirements, the core bread and butter best practices are sure to be well supported already, so we don’t need to sweat those. So we can quickly adopt those, while checking how other established organisations function with it. Concentrate on outputs, not the baggage of how we used to arrive at them!

Excessive adaption can dilute effectiveness and reinforce that old adage, “Well we have always done it this way”, so we need to twist the new solution to working like that. By avoiding often unnecessary customisations, organisations can reduce risk, save budget, speed up & make implementations more reliable and reduce coming years of expensive maintenance (a hit to the organisation by the way, not the supplier).

So what could some of the cons be here?

Well, pre-built solutions might not perfectly align with all organisational needs. Work to identify these early on in the procurement in order to spot future compromises and workarounds required. Possibly specialist solutions can be tightly integrated using modern API’s, or supported by minimal bespoke development internally. Choosing the wrong COTS solution might well also result in failure. I have been called on to look into projects scheduled for 18-21month implementation, already in year 4,5 or longer. These are rectifiable, yet often need bold actions if 'Stockholm Syndrome' has maybe crept in.

There is also plenty of scope for staff resistance to change. New processes or workflows might be difficult to embed, even if actual package or sector best practice is what’s being proposed. Good comms can be really useful here, as can networking openly with peers who are also using the COTS solutions successfully.

While the current traditional packaged solutions marketplace appears to be more controlled (& shrunk) by VC, ever shrinking, even more so this Spring 2025 with just less than a handful of large suppliers buying everything up, there are still independents (such as Omniledger and Rubixx), plus a range of Microsoft D365 Dynamics solutions, Salesforce and other solutions. Many of the latter can supply various degrees of productised and supported IP, which provides a hybrid COTS option. For these the buyer needs to understand what will be productised, how far that will take us and what the gap will cost, plus who will develop it. One for a whole blog post on its own I think that one.

In any case as the Romans used to say “caveat emptor”, perhaps get advice if you need it before purchasing, to ensure you are “Buyer beware”.

I Bought A Headache

Suspects, there were many

After a few rumours that have been circulating since their Yuneo solution had its plug pulled, back last year, one of the well known #socialhousing solution providers has now changed hands. In the end it wasn't MRI , SAP or dinosaur system slayer Simon Reay, with the deep pockets. Aareal Bank and Advent International, are to sell Aareon (mainly) to TPG for approximately € 3.9 billion, so quite a payday for a few directors one would expect. Canadian investment outfit CDPQ are a minor investor too. Closing of this deal is expected to take place in the second half of this year (2024), subject to the usual customary closing competition conditions and approvals.

It should be noted that Texas Pacific Group (TPG Capital) are not a big software house (like MRI), they are investors.

So that includes Aareon UK, home to product such as QLX, QLF, Arthur, 1st Touch mobile (now “Digital Solutions by Aareon”), Fixflo etc. Many sites & some councils will have one or more of these solutions, which were big sellers in many procurements for some years prior to 2020. Products in the marketplace have moved on significantly though and some of the new entrants are snapping away successfully at the smaller Aareon sites. In the medium to large provider space, many are looking now to native browser and Cloud solutions, Salesforce, D365 etc, that still retain convenient and secure access to data.

The press release talks lots about ‘innovation for customers in the European housing ecosystem’ & ‘on a path of sustainable growth with exciting opportunities ahead for all stakeholders’. That’s got a feel for me of potential exciting dividends for stakeholders, it will be interesting to see how Aareon customers react to this development, if support and other costs rise, service delivered improves or goes backwards for UK housing associations, charities and councils.

Aareon staff have clearly been briefed to talk up the possibility of going ‘into an optimistic growth phase’. Its hard to work out how that might be achieved via sales with potentially sub-optimal product, based on the recent few years. Maybe some bargains may be trotted out here, or LinkedIn will flag up more royal staff, looking for other situations vacant. If I were TPG, I would be looking for decent returns within three years. Investors are brutal, that’s why they are successful.

Great to be able to get along to the CIH Conference in England's second city, Manchester last week.
Always a very interesting event, I managed to pack in a full day from a 7.30am start in Central Library, to an evening with the super folk of WISH (Women In Social Housing) and Northgate at Albert's Schloss in Peter St.

Great too to meet the super Evie Copland, my favourite follower, from Dumfries and Galloway. I will say hello the next time I am up in the Annan or Dumfries office with @ArneilJohnston. We might even manage lunch. A big thank you to all the people I met, who had nice things to say about the blog.

What was new, with the systems on the block?

I look at lots of product roadmaps, ever wondering if I will see some of these things live in reality. Do you ever get that feeling? A move to a browser interface is on a few Housing Management System (HMS) provider development roadmaps. HTML5 presentation is a key target for many.

As many people know, I had a hand in helping design the Lettings module in Cx, a few summers ago. Cx is in the Windows 8 tiled Metro interface style and is now rolling out to sites in England and Scotland. This utilises a new database structure, now starting to find its feet in the real world of socialhousing.

Orchard are developing their 'Liberty' re-design, although Capita seem first out of the blocks with an HTML5 solution. Quite soon after announcements last autumn, some screens (sans Progress database, which is a positive) are available. The repairs area is the first to be developed and progress is being made. In contrast to Metro, Capita's take on the GUI re-package, is very much a web2.0 affair.

Users of Amazon, mainstream supermarkets and eBay will recognise many of the design principles used in the new Capita developments, dubbed 'Advantage'. Feedback for office users appears very rich and there looks to be good support for different device footprints and sizes. As declared, the new Capita solution will use the current stable database structure on SQL Server, rather than a new database schema environment, such as been pursued by Civica and Orchard. There is anticipation what Orchard's Liberty will deliver when it comes, its beta release now slightly overdue. My Orchard user contacts suggest we have yet a bit longer to wait for that treat.

Clearly, RSLs and local authorities looking for a new solution now have some alternative options, or existing proven options with a clear roadmap on the same database and new office presentation options, offering stability. Note that out of signal conditions will still need a mobile solution, so choose this with care.

Well, exciting times ahead.

This might be a good time to assess your attitude to browser based GUI's in HTML5 and risk when choosing a new integrated HMS. Do you go with some of what you know, with a new presentation layer, to stay safe?
